Other systems live in the back office: you do the paperwork there and your guest never meets it. Here your guest comes through the same door — checks in, gets the guides, stamps the passport — and every time they use it they produce the very data you owe the Questura, the comune and the region.
The three things that change

Within twenty-four hours of arrival you open the police portal, retype every guest's details from their document, upload the file, save the receipt.
The filings file themselves
Your guest already typed their details at check-in. You check them at the front desk and the portal files them with the Questura's service, receipt kept.
Today
You count nights and people by hand, try to remember the exemptions for minors, and hope you got the return to the comune right.
The tax is already counted
Per person, per night, with your comune's exemptions and cap. And your guest already knows, from the check-in, whether they pay it on arrival or with the stay.

You answer the same messages every week: what time can we get in, where do we park, where do we eat, how do we get here from Naples.
Your guest arrives ready
They have checked in, seen the photos of your front door, and have the coast guide and the itineraries. The questions left for you are the real ones.
What is inside
Online check-in
Your guest fills in their details and uploads their document from their phone, before arriving. Documents are encrypted and kept outside the public folders.
Filings to the Questura
The portal files them with the Alloggiati Web service and keeps the receipt. No file to upload by hand every evening.
Tourist tax
Counted per person per night, with your comune's exemptions and night cap. You declare where it is paid; the portal does the arithmetic.
Calendar and channels
Booking and Airbnb come in over iCal every hour: whoever books there becomes a real booking here, with their dates blocked everywhere.
More than one house
One dropdown at the top and the whole portal follows the property you picked. The Overview says, house by house, what is still missing.

With a single property you pay nothing, and it is not a trial: it stays free for as long as you have one.
No lock-in
No minimum term, no penalty, no notice period: stop whenever you like, with one line to us. And your data leaves with you — bookings, revenue and police filings download as a file from the portal, including on the day you go.
A person answers
Write and a person answers, on the first message: there is no bot to get past first. The concierge on this site is a program and says so, but that is a different thing and it is there for guests, not for you.
What is not here yet
Everything above works today. What does not work yet: taking card payments inside the portal, and automatic emails to guests. We are connecting the two services that make them possible, and until they are here it stays written on this page rather than in an apology later.

The portal was built for two houses on this coast, and those two use it every day. We do not have thousands of properties to show you and we will not pretend we do: what we have is the work we take off your hands, and we will show it to you in half an hour.
